The creation of an outdoor living room accompanied the redesign of the 3 bedroom,4 bath penthouse residence. New floors, wall finishes, new lighting plan, new furniture and landscaping finished off the project.

An urban oasis atop a Beverly Hills penthouse is what everyone needs after a long day at work, actually having a luxurious private lounge that rivals some of L.A's trendiest hot spots is even better.

Recently Completed

Pham Residence
Orange, CA
Completed 2011
2,200 SF

The complete interior renovation of the Pham's 4 Bed/3 bath home included the following:
1. New Floors
2. Kitchen Renovation
3. Master Suite Renovation
4. Wall Finishes
5. New Lighting Solution
6. Loft space conversion to an additional bedroom

Kitchen

To visually expand the room, materials were used to communicate continuity. The kitchen’s custom wenge cabinetry is carried over into to floating cabinets that serve both the kitchen and family room as a media cabinet and pantry. The Soli stacked stone feature wall define the family room while transition into the kitchen.

Bathroom

Before the master bath was ordinary, decorated in a builder grade esthetic. With its custom wenge cabinetry, caesar stone counter tops, frameless glass shower, and neutral materials, the new master bath promotes a luxurious and a Zen feel.

Master Bedroom

To make the most of small awkward windows that face a neighbor's exterior wall of nothing, the windows were built out to create a dry-wall feature. The built out includes recessed channels that allowed placement of LED lighting hidden from sight. The LED lighting set the mood and the wall feature becomes part of the headboard.

Master Bedroom

The theme of awkward windows continued of the opposite wall of the master bedroom. Instead of hiding this window it was emphasized with the same dry-wall technique, building out a back lit panel and turning the window into a useable niche. Low custom furniture are multi purpose, doubling as storage and seating.

Dining Room

A stone feature wall defines the dining area in the open space. LED lighting gently cascades down highlighting stone texture. The window covers pick up the color of the floor, while the contrasting crisp white leather chairs add an elegant touch. Tying everything together is the hand crafted shell chandelier.

Formal Living Room

Upon entering the Pham residence you are greeted by the open and airiness of the formal living room. The clean lines of the stair railing allows the eye to keep moving and visual expands the room. The warm expresso floors tie the formal living room to the rest of the home and the expresso color is taken vertically with the silk window coverings. The neutral furniture is highlighting with pops of orange accents and accessories.

Family Room

Situated across the kitchen, the family room picks up on a similar color palate. Perfect for conversation, the deep L-shape sectional is offset by two arms chairs in the family's favorite shade of green.
